What we integrate

Six systems. One connected guestroom.

Smart thermostats & energy controls

Occupancy-based control fitted to PTACs, VTACs, fan coils, split systems and more, with setpoint limits, recovery times and deep setback you define.*

Full GRMS

Occupancy, door and window sensing, keycard, DND/MUR, room status and central control in one platform. Full GRMS →

Lighting integration for brand requirements

Arrival scenes, master off, nightlights and occupancy lighting, designed to your brand’s current lighting standard. Lighting →

Door lock integration

Entry, departure and checkout events drive comfort and lighting, so the room follows the guest. Door locks →

PMS integration

We can perform this integration. Sold and unsold status, check-in and checkout feed the room, so unsold rooms stay in deep setback and sold rooms are ready on arrival. PMS & BMS →

BMS integration

We can perform this integration. Room status and demand shared with your building management system, for plant coordination, alarms and one view for engineering. PMS & BMS →

Why integration pays

Each connection makes the room smarter.

Each layer adds information the room can act on. That is how integration enhances functionality and lifts savings.*

ConnectionWhat the room learnsWhat you get
Occupancy sensingSomeone is, or is not, in the roomAutomatic setback in empty rooms, with no setback while a guest is asleep
Door lock and door contactsThe guest entered, left, or the door was left openFaster, more reliable setback, and a room that wakes on entry
PMSThe room is sold, unsold, checked in or checked outDeep setback for unsold rooms and pre-conditioning before arrival
Lighting controlsThe room is in use or vacatedArrival scenes, lights off in empty rooms, and brand-standard behavior
BMSHow the central plant and common areas are runningPlant coordination, alarms in one place, and portfolio-level visibility
Central GRMS dashboardEvery room’s status at onceFewer comfort calls, faster maintenance, housekeeping visibility
From check-in to checkout

How an integrated room behaves.

Check-in

The PMS marks the room sold. It leaves deep setback and pre-conditions to a comfortable temperature before the guest reaches the door.

Entry

The door lock and keycard wake the room: lights to the arrival scene, comfort to the guest’s last setting.

Out for the day

Door and occupancy sensing set the room back automatically. The guest’s setting returns as soon as they re-enter.

Checkout

The PMS and lock confirm departure. The room drops to deep setback with lights off until the next arrival, and engineering sees it all.

Why one integrator

Fewer vendors. Fewer gaps. Better rooms.

When the thermostat, lighting, lock and PMS vendors each install their own piece, nobody owns how the room works as a whole. We do, from survey to sign-off.

FAQ

Integration questions owners ask us

What does “Intelligence Through Integration” mean in practice?
Every system in the guestroom shares what it knows. Your property management system (PMS) knows the room is sold, the door lock knows the guest is inside, occupancy sensors know the room is empty, and the building management system (BMS) knows what the central plant is doing. When those signals reach the room controls, the room acts on facts instead of fixed schedules. That is where comfort, operations and savings improve together.
Which systems do you integrate?
Smart thermostats & energy controls, full guest room management (GRMS), guestroom lighting, door locks, property management systems and building management systems. We also connect occupancy, door and window sensing, keycard switches and DND/MUR.
Why does PMS integration matter?
Without it, a thermostat can only react to motion. With it, the room knows whether it is sold or unsold. Unsold rooms can hold a deep setback for days, sold rooms pre-condition before arrival, and checked-out rooms drop back immediately. That turns occupancy-only control into rental-aware control and usually raises savings within the 20–35% range. Results vary.
Why does BMS integration matter?
Guestroom demand drives the central plant. When room status reaches the BMS, engineering can see which floors and wings are occupied, spot rooms calling for heating or cooling against the plant, and coordinate setpoints and schedules. It adds functionality and visibility, and it supports savings beyond what the rooms achieve alone.
Can you integrate with our BMS or PMS?
Yes. We can perform BMS and PMS integrations. We confirm the interface your systems support during the free assessment, then design, connect and commission it. Both integrations enhance functionality and savings.
How do PMS and BMS integration improve the system?
The room makes better decisions with more information. PMS status lets unsold rooms hold a deep setback and sold rooms be ready on arrival, and BMS integration lets engineering coordinate the plant with guestroom demand. Both improve functionality and support savings within the 20–35% range. Results vary.
Do we have to integrate everything at once?
No. Many properties start with smart thermostats & energy controls and add PMS, door lock, lighting or full GRMS later. We specify the first phase so the network, devices and wiring are ready for the next one, so nothing gets ripped out.
Can you integrate with the systems we already own?
Usually. We are brand-agnostic. During the free assessment we inventory your HVAC, locks, lighting, PMS and BMS, confirm what can be connected, and tell you plainly what would need to change.
Who is responsible if something doesn’t work together?
We are. One integrator owns the design, the interface specs, the installation and the commissioning, so you are never stuck between vendors pointing at each other.
Will integration disrupt guests?
We plan the work floor by floor around your occupancy. Interface work is staged and tested off-hours, and rooms go back in service quickly.
How do you prove it works?
Every room and every interface is tested at commissioning: check-in, entry, departure, checkout, lighting scenes and BMS points. You get a commissioning record and a handover to your team, then LiveXpert keeps it running.
What savings can we expect?
Properties typically see 20–35% lower guestroom HVAC energy use, with a typical payback of 12–18 months. Results vary by property, climate, HVAC type, occupancy and utility rates. Integrated rooms typically perform toward the upper end because setback happens more reliably.
Will it qualify for a utility rebate?
Many properties may qualify. We verify your rebate for free against 74 verified utility rebate programs and more, then apply and follow through until it is paid.
