New builds, retrofits, renovations

Projects we handle

The process below is the same for every project. Only the schedule changes.

New construction

Spec it early, commission before opening

We help spec the system early, coordinate with your GC and MEP trades, install at the right stage of the build and commission every room before opening.

Retrofits

Upgrading an open, occupied building

We work room by room and floor by floor around occupancy, so rooms are back in service the same day wherever possible.

Renovations & PIPs

On your PIP and renovation schedule

We plan the work around your PIP and renovation schedule, floor by floor, so energy management goes in while the rooms are already offline, with minimal guest disruption.

For developers, architects & engineers

Spec it right before it’s drawn in.

Building new or converting a property? Send us your room-type schedule or mechanical drawings. When needed, we’ll prepare a free room-by-room thermostat and energy management spec, matched to your HVAC and brand standard, and flag whether the local utility’s rebate covers new construction and what it needs before install.

What you get, on request

  • A room-by-room spec for every room type
  • Controls matched to the HVAC on your drawings
  • A check against your brand standard
  • The rebate steps that apply to your build, before install
  • Install and commissioning planned around your construction schedule
The process

Here’s exactly what happens

What we do at each step, and the little we need from you.

Free assessment and portfolio evaluation

We look at your rooms, HVAC, wiring, network and brand standards, one room type at a time. No cost, no obligation.

You: Give us a walk-through or send the room data you have.

Design and specification

We pick the right system for the building, the project and the ownership group. Brand-agnostic, so the choice is about fit, not a catalog. You get a room-by-room spec and an after-rebate budget.

You: Share any brand standards or PIP documents you’ve received.

Rebate handled end to end

We verify eligibility, complete and submit the applications (including pre-approval before install), coordinate any utility inspections and follow up until the rebate is collected.

You: Send a recent utility bill, room count and HVAC details, sign where the utility needs the owner’s signature, and choose how the rebate is paid: to you, or, where the program allows, assigned to Lock-IT with a signed release form to lower your upfront cost.

Installation

Planned around your PIP, renovation schedule or occupancy, floor by floor, with minimal out-of-order rooms and guest disruption. On new builds, we install at the right stage of construction.

You: Confirm the schedule with us. We coordinate with housekeeping, the front desk and any other trades.

Commissioning and training

Every room tested, staff trained and documentation handed over. We complete the final rebate claim and any post-install inspection, and follow up until the rebate is collected.

You: Join a short training session. That’s it.

Management and support (LiveXpert)

LiveXpert reviews your account daily through the back end of the system we installed, whichever manufacturer it is. It handles the alerts and works directly with your site team to troubleshoot by email, voice and video. Online staff training and monthly or quarterly savings reports are included.

You: Keep a site contact LiveXpert can reach, and forward the savings report to ownership.
Our promise

Install day without surprises.

Install day is the wrong day to find out a thermostat doesn’t fit. That’s why the survey comes first. We look at the HVAC in every room type, check wiring, voltage and Wi-Fi, and only then order equipment.

Your thermostat should fit your HVAC. Not the other way around.

Good, better, best

Which level of energy management fits your property?

Not every property needs the same system. Here’s the plain-English version of the three levels we install, and what each one usually means for your brand standard and your rebate.

Good

Occupancy-based thermostat

Each room’s thermostat senses when the room is empty and eases the temperature back. Guests walk in, comfort comes right back. No network required.

Best for
Limited-service hotels, quick retrofits, tight budgets.
Rebates
This is what most per-room utility rebates are written for: in-room occupancy control. Front-desk-only systems usually don’t qualify.
Better

Integrated room controls

Adds door sensing or a keycard switch, and can tie in lighting, so the room knows the moment a guest leaves, not just when it goes quiet.

Best for
Select-service and extended stay, and renovations where the room is already open.
Rebates
Many programs name keycard and door-sensing controls. Some also count lighting control in the same measure.
Best

Networked energy management / GRMS

Every room on one network, linked to your property management system so rented and unrented rooms behave differently. Remote control, alerts and reports.

Best for
Full-service and upscale hotels, portfolios, and brands that want reporting.
Rebates
Usually eligible. Some utilities treat networked systems as a custom project with its own application, and we handle that too.

Your brand standard sets the minimum. Share the brand documents you’ve received, and we’ll map each property to the right level, and to the rebate it qualifies for.

Rebates, handled

We handle your rebate, start to finish.

You give us the information we need: a recent utility bill, your room or unit count and your HVAC details. We do the rest. We verify your eligibility, complete and submit the applications, coordinate any utility inspections and follow up until your rebate is collected. No forms for your team to chase.

Who gets the check? Your choice. We can file it so the rebate is paid to you. Or, where the program allows, you sign a simple release that assigns it to Lock-IT, which lowers your upfront cost. Some programs, including TVA EnergyRight and JCP&L, can pay us directly. Either way, we handle the paperwork.

Rebate amounts, approval and timing are set by each utility and can change. We confirm eligibility for your exact address before you commit.

After go-live

Compliance is day one. Savings are every day after.

Once the install is done, our sister company LiveXpert keeps an eye on it. If a room goes offline or a setting drifts, they see it and help your team fix it, so the savings you paid for keep showing up.

  • Every system we install checked daily, through that manufacturer’s own back end
  • Alerts managed and handled
  • Direct contact with your site team to troubleshoot
  • Support by email, voice and video
  • Unlimited online staff training
  • Discounted technician rates if a visit is needed
  • Monthly or quarterly energy savings reports
Portfolio program

One program for every property.

Rolling out across several hotels or communities? You shouldn’t have to manage a different vendor, price and process at each one.

  • One point of contact for every property, in every state and province.
  • One price sheet across the whole portfolio.
  • A rebate and schedule sheet for each property, so you always know what’s filed, what’s booked and what’s done.
  • The same install and support standard at every location. Techs and stock ready now, scaled to your rollout.
Technical FAQ

For your engineer

Plain answers to the questions chief engineers ask us most. Anything specific to your building, we confirm during the free assessment.

What happens to the rooms if the Wi-Fi or internet goes down?
With most guest room energy management, the thermostat keeps running the room on its own when the network drops. Guests can still set their temperature, and occupancy setback carries on. What pauses is remote visibility: alerts and dashboard changes catch up once the connection is back. Every system handles this a little differently, so we walk your engineer through exactly how the one we spec behaves.
Will it work with our wiring and voltage?
We check the wiring and voltage in every room type during the free assessment, before anything is ordered, and spec controls rated for what’s really in the wall. If a room type needs extra work, you’ll know before install day, not on it.
What about rooms with balcony or patio doors?
Where a room has a balcony or patio door, many systems can add a door contact so heating or cooling eases back while the door is left open. We confirm the options for each room type during the free assessment.
We’re in a humid climate. What about humidity and mold?
It’s a fair worry. An empty room that’s allowed to drift too far can hold moisture. Many systems support setback limits or humidity-aware settings, depending on the HVAC. We look at your climate and equipment and set limits that protect the room. We confirm the right settings during the free assessment.
Who do we call if a room goes offline?
LiveXpert, our sister company. They review every client account daily through the system’s own back end, manage the alerts and contact your site team directly to troubleshoot.
FAQ

Questions owners ask us

How much of my team’s time does this take?
Very little. Someone gives us a walk-through or room data, sends a utility bill and signs where the utility needs an owner’s signature. We coordinate the schedule with your GM, housekeeping and front desk, and handle the rest.
Will guests notice?
We plan the work floor by floor around occupancy, so out-of-order rooms are kept to a minimum. After that, the only thing guests should notice is a comfortable room.
Who installs the equipment?
Our own install crews do the installation and commissioning. No self-install, and no extra work for your engineering team.
What happens after the install?
Our sister company, LiveXpert, manages the system online: it reviews your account daily through the back end of whatever we installed, handles the alerts and works directly with your site team to troubleshoot. It also offers online staff training and regular savings reports you can forward to ownership.
Can you roll out across a whole portfolio?
Yes. You get one point of contact, one price sheet across the portfolio and a rebate and schedule sheet for each property, in every state and province.
Do you help architects and engineers on new builds?
Yes. When needed, we prepare a free room-by-room thermostat and energy management spec for developers, architects and engineers, matched to the HVAC and brand standard, and flag the rebate steps that apply before install.
