Six sources of waste we remove.
Occupied-then-empty rooms
Guests leave with the unit set hard. Occupancy sensing sets it back.*
Unsold rooms
Rooms that sit at the last guest’s setting for days. PMS integration holds them in deep setback.
Open balcony doors
Door contacts pause the unit instead of cooling the outdoors.
Runaway setpoints
Min/max limits keep settings in a sensible range.
Night comfort
Night occupancy logic never sets back a sleeping guest.
No visibility
Central monitoring flags offline units and problem rooms.
Six settings that decide whether you save.
We set these per room type, then LiveXpert keeps them from drifting.
| Setting | Why it matters |
|---|---|
| Setback depth | Deep enough to save, shallow enough to recover quickly |
| Recovery time | Room comfortable before the guest notices |
| Min/max limits | Stops 60° and 85° extremes |
| Door contacts | Pause on open balcony doors |
| Night occupancy | No setback while a guest sleeps |
| Unsold-room setback | Deep setback via PMS status |

Enter a few numbers for a quick, conservative estimate of what occupancy-based guestroom controls could save. Typical savings are 20–35% of guestroom HVAC energy with a 12–18 month payback. Results vary. No email required, and no pricing.
Results vary. This is a rough, conservative estimate, not a quote or guarantee. It assumes guestroom heating and cooling is only part of your electric bill (about 15–30% depending on HVAC type) and applies the 20–35% savings range from manufacturer-published studies to that share only. Your real savings depend on utility rates, climate, occupancy, HVAC condition and available rebates. We confirm your numbers during the free assessment. Your property may qualify for 74 verified utility rebate programs and more.

Room-by-room commissioning checklist
We complete this for every guest room before it goes back into inventory:
- Room number and room type recorded; HVAC type and model confirmed
- Wiring, voltage and mounting verified against the spec
- Controls powered and communicating on the network
- Heat, cool and fan modes each called and confirmed at the unit
- Occupancy sensor detects entry and presence; setback engages when vacant
- Door and window sensors (where installed) trigger the right response
- Setpoint limits and setback temperatures set to the property standard
- Recovery to guest setpoint confirmed after re-occupancy
- Integrations (GRMS, lighting, door lock, BMS or PMS, where in scope) tested
- Room shows correctly in the management dashboard
- Faceplate clean, labels in place, room left guest-ready
- Sign-off recorded and added to the close-out documentation for the rebate claim
Frequently asked questions
Do we have to replace our PTAC units?
Usually not. In most retrofits only the controls change. The survey confirms what fits each unit.
How much can occupancy-based PTAC controls save?
Properties typically see 20–35% lower HVAC energy use with a 12–18 month payback, often sooner with rebates. Results vary.
Does it work with VTAC and fan coil units too?
Yes, we specify controls for PTAC, VTAC, fan coil and split systems.
Will guests notice?
Rooms ease back when empty and recover when the guest returns, so comfort is protected.
Are PTAC controls eligible for rebates?
Many properties may qualify for one of 74 verified utility rebate programs and more. We handle the paperwork.
Check rebates in your state: see our utility rebate finder or the Florida & Southeast rebates page.
